Kemptville Commons is a new rental community on James Street. Here are answers to the questions we hear most about the project, its design, and its impact on the neighbourhood.

Why are you re-zoning the property from R1 to R3?
We are re-zoning the site to allow for a greater mix of housing types and to make more efficient use of underutilized land. This supports North Grenville's Official Plan goals to provide more diverse housing and accommodate long-term population growth.
Why this location? Why not build somewhere else?
The site sits on an underutilized commercial property with direct highway access, close to shops, schools, and services. It is well suited for higher-density residential under the Official Plan.
What will the buildings look like? Will they fit into the neighbourhood?
Three-storey stacked townhomes with higher-end finishes, designed at a low-rise residential scale that fits the character of the surrounding area.
What kind of residents will live here?
The homes are designed for working professionals and young families looking for quality rental housing in Kemptville.
Is any of this housing going to be affordable?
Kemptville Commons is a market-rate rental community. By adding 52 new homes to a tight market, it helps ease overall housing pressure in the area.
