What return is targeted?
The offering targets a 25.8% annualized rate of return (IRR) and a 2.7× equity multiple over the projected hold. Returns are projections, not guarantees.
How long is the investment term?
The term is 72 months (6 years): approximately 24 months to build and stabilize, followed by a 48-month hold before sale.
How and when are distributions paid?
Investors receive a return of capital upon stabilization (end of year 2), quarterly distributions of property income thereafter, and a lump-sum payout at project sale.
